House Price Index: how to read the number before buying
The central bank index helps explain direction, but cannot alone determine whether a property is fairly priced.
The CBRT House Price Index tracks monthly changes in residential property values. It is useful for understanding broad and regional direction, but it is an index—not a valuation of every individual home.
A nominal rise in lira does not necessarily equal the same real return after inflation. View, finish quality, building age, floor, parking and amenities can create material differences even within one neighbourhood.
Before buying, compare live listings, nearby completed transactions where available, and the replacement cost of new stock. Rental and resale potential matter as much as the headline price per square metre.
