Türkiye's construction cost index rose 27.24% annually and 2.76% monthly in March 2026. Materials increased 25.61% year on year, while labour rose 30.07%.

For projects under construction, sustained cost pressure can affect new-unit prices, included specifications and payment campaigns. Cost inflation does not justify every price: developer history, completion progress, contract terms and delivery plan remain essential.

A strong development can offer some protection against rising replacement cost, but execution risk varies. Compare the price with a similar completed home and understand exactly what the handover specification includes.
